South Beach sits at the southern tip of Sea Pines and Hilton Head Island, built around South Beach Marina Village. Where South Beach sits in Sea Pines

South Beach occupies the southern end of Sea Pines, at the southernmost tip of Hilton Head Island. It is one of the main areas inside the Sea Pines gates, alongside Harbour Town and Club Course.

Properties here carry a wider mix of water views than anywhere else in Sea Pines. Recent MLS records for South Beach list ocean, sound, marsh, deep water, lagoon and river views, which is a function of the area sitting where the island narrows and the water wraps around it on more than one side.

South Beach Marina Village

South Beach Marina Village is built in a Cape Cod style, a northeastern look set into a relaxed coastal setting. It holds the marina, the shops and most of the area's dining, and it is a short walk from the beach.

The Salty Dog Cafe anchors the village, along with the Salty Dog T-Shirt Factory and the Salty Dog Happy Hour Cruise. Other businesses include Jake's Pizza, Land's End Tavern, The Wreck of the Salty Dog, the Bluewater Tackle Shop and a general store. The South Beach Pickleball Club is also here. Water sports run out of the marina.

The South Beach Racquet Club is also in this part of Sea Pines, with 13 clay courts. It runs separately from the Sea Pines Racquet Club near the Club Course area.

For buyers, the practical point is that South Beach is one of the few places inside the Sea Pines gates where you can walk to a restaurant, a shop and the water without getting in a car.

What kind of home you will find in South Beach

South Beach is a genuine mix of single-family homes, villas and townhouses, which is unusual for a Sea Pines sub-area. Recent closed sales split roughly eight single-family homes to five villas and one townhouse.

Construction dates in recent sales run from 1965 to 2003, so most of the housing stock predates 2000. Single-family homes in recent sales ranged from 1,844 to 4,698 heated square feet. Villas ranged from 452 to 1,950.

The villa complexes cluster along South Sea Pines Drive and around Braddock Cove. The single-family streets sit closer to the ocean and the marsh.

What has been selling

Across closed sales in the Hilton Head MLS from February 2024 through May 2026, South Beach properties traded between $310,000 and $6,700,000.

  • Single-family homes: $1,325,000 to $6,700,000 across eight closed sales. The top of that range was an oceanfront property on Painted Bunting Road.
  • Villas and condos: $310,000 to $1,800,000 across five closed sales. The bottom of that range was a 452 square foot studio.
  • Townhouses: one closed sale at $1,755,000, on Braddock Cove.

Deep water and sound-view properties made up a meaningful share of the higher-priced sales.

  • Bald Eagle West. Landscape and pool views. Recent sale was a 1973 home.
  • Baynard Peninsula. Marsh and sound views. Larger lots, with a recent sale over three quarters of an acre.
  • Grey Widgeon. Off South Beach Lane. Larger lots, recent sale on 0.61 acres.
  • Gull Point. Marsh views, and the largest recent single-family sale by square footage at 4,698 heated square feet.
  • Lands End. Deep water. Shares its name with Land's End Tavern at the marina village.
  • Marsh Wren. Off South Beach Lane. Lagoon views, 2003 construction, among the newest housing stock in the area.
  • Painted Bunting. Oceanfront. The highest recent closed sale in South Beach.
  • Wren Drive. Landscape and pool views.

How South Beach compares to other Sea Pines neighborhoods

South Beach is the most walkable of the Sea Pines areas because the marina village puts dining, shopping and the water within a short walk of much of the housing.

Harbour Town is the other marina village in Sea Pines and is the better known of the two, with the lighthouse and the golf. Club Course is quieter and built around the private country club, with the fastest access out of the Greenwood Drive gate. South Beach trades gate convenience for water on more than one side and a wider mix of property types.
