Sea Pines spans 5,200 acres on the south end of Hilton Head Island and contains roughly 40 named neighborhoods. The community is organized into five main sub-areas, with residential subdivisions and villa complexes within each. Harbour Town sits on Calibogue Sound and the Intracoastal Waterway on the west side of Sea Pines. It's anchored by the red-and-white candy-striped lighthouse, the Liberty Oak, and the Harbour Town Marina with deeded boat slip ownership.
The Harbour Town Golf Links, designed by Pete Dye and Jack Nicklaus in 1969, hosts the RBC Heritage on the PGA Tour every April. Real estate here leans toward Mediterranean-style stucco villas and townhomes rimming the marina, plus single-family homes facing the sound or the golf course.
South Beach occupies the southernmost tip of Sea Pines, where the Atlantic meets Calibogue Sound. The look is Cape Cod fishing village: weathered shingle, white trim, and a small marina village with restaurants, charter boats, and watersports rentals.
Real estate ranges from oceanfront single-family homes to villa complexes near the marina and the beach. South Beach Racquet Club has 13 clay courts.
Ocean Side runs along the five miles of Atlantic coastline that form the eastern edge of Sea Pines. This is the address for oceanfront and second-row estates, including the highest-end single-family homes in the community, plus select oceanfront villa complexes.
Beach access is direct and lots are deep. The Ocean Broker has represented Sea Pines oceanfront property since 1974.

Club Course wraps around the private Sea Pines Country Club. Homes face the fairways and lagoons. Country club membership is separate from the resort courses and conveys its own access to dining, tennis, and social events.
Buyers here are usually focused on private-club golf and a quieter pace away from the marina villages.

Central and Forest Preserve cover the wooded interior of Sea Pines, between Harbour Town, South Beach, and the Ocean Side. The 605-acre Sea Pines Forest Preserve, Lawton Stables, Plantation Club, and the Heron Point and Atlantic Dunes golf courses all sit in this section.
Most homes here are single-family on wooded lots, with views of golf, lagoons, or maritime forest. This area offers the widest range of price points in Sea Pines.
